Is this a scam? I get a lot of offers for my land, why should I trust Mantis Land Co?

We cannot speak for anyone else's business of course, but we are NOT a "scam". We buy property directly from landowners and close every transaction with a local (to-the-property) reputable Title Company or Closing Attorney (state dependent). The Title Company independently verifies both parties' identities and handles all of the paperwork to compliantly facilitate every transaction.

FYI – at no point in any transaction will anyone ever ask you for money; we are the ones wiring our funds to purchase your property, so there really is no way that we could be a scam. We are always happy to provide Proof of Funds as well.

How quickly can I sell my land?

We work FAST! In most cases, we can close in as little as 7-14 days. It just depends on the Title Co and how quickly they can wrap up their work. As soon as we are given the commitment to issue title insurance, we can wire our funds and close shortly thereafter.

Is there a cost for your services?

None! We cover all closing costs, and there are no commissions or hidden fees. The cash offer we give you is the amount you receive at closing.

Do I have to clean or prepare my land before selling?

Not at all! We buy land as-is, so there’s no need for clearing, improvements, or maintenance.

Do I need to be local (to the property) to sell my land?

Nope! We handle everything remotely, making it easy for you to sell no matter where you are. The Title Co prepares of all the necessary paperwork and closing details. They will ask how you want to receive your documents, either by mail or email – then you will sign and send back to them. In most cases, they can also schedule a remote online notary so you don't even have to leave your home!

Transparently, we are not local to most of the properties that we purchase, so we always use remote online notaries to execute our paperwork as well.

How do I get paid for my property?

After we both sign a purchase agreement, we will secure a reputable 3rd party title company (or attorney if required by the state) to begin the closing process and ensure it moves smoothly for both parties. Once the title company has completed their research, we sign the closing documents and you get paid. Your proceeds will be wired to your bank account (or check sent by mail if you prefer) instantly after closing.

Is there any obligation with your offer?

Never. When you receive an offer from us, you are under no obligation to accept it. It’s up to you to decide what’s best for you. You are welcome to hold on to our offer, take time to explore your options, and reach back out to us anytime down the road.

What's the catch?
